Definition

What a Seattle real estate listing platform does

A real estate listing platform finds homeowners who may sell soon, so you can reach them before their property is listed or advertised.

Portals such as Zillow show homes that are already on the market, where every agent and buyer competes for the same seller. Our platform, however, works earlier in the process. It also tracks probate filings, tax delinquencies, divorces and pre-foreclosure notices that often come before a sale.

In Seattle, these leads show up in Craftsman bungalows in Ravenna, older homes in the Rainier Valley and condos near South Lake Union. For example, an inherited house in Wedgwood may sit empty while heirs decide what to do. Meanwhile, absentee-owned rentals near the University of Washington can turn into sales when landlords tire of managing them.

Still, a lead is a starting point, not a guaranteed deal. Confirm ownership, condition and value before you pitch or offer. Browse our lead products to see what each list includes.

Who uses it

Who wins listings with our Seattle platform

Each buyer of Seattle real estate needs a different kind of seller. Here is how our Seattle real estate listing platform helps every one of them.

Reach Magnolia, Madison Park and Wedgwood owners before they call other Seattle real estate agents. As a result, you shape the price and the plan from the first meeting.

Find absentee owners in the University District, Capitol Hill and Ballard who may sell a rental quietly. Duplexes and small apartment buildings near transit can fit a long-term hold.

Target dated homes in Lake City, Bitter Lake and Rainier Beach, where values sit below the city median. Then compare your after-repair value with nearby Seattle real estate listings.

Seattle brokerages can give every agent a steady flow of seller conversations across 15 ZIP codes. In addition, you can split territories by neighborhood so nobody calls the same owner twice.

Compete with the many cash-buyer ads by reaching owners first. Probate and tax-delinquent leads often fit a fast, fair cash offer, even in a high-priced city.

You can also compare nearby markets with our realtor listing platform.

Local market

Investing in Seattle real estate today

The Seattle real estate market shifts from lakefront estates to dense condo towers within a few miles. Our real estate listing platform in Seattle helps you spot likely sellers in each of those very different markets.

Madison Park / Montlake (98112) leads our data with a median home value of $1,549,100, 65% above the city's $938,600. University District / Laurelhurst (98105) follows at $1,312,100, and Magnolia (98199) sits at $1,198,700. By contrast, Bitter Lake / Haller Lake (98133) has a median of $770,300, or 18% below the city.

Only 44% of Seattle homes are owner-occupied, so landlords hold a large share of the housing. Long-time owners of older Craftsman and Tudor homes also tend to have strong equity, which can make a sale attractive at retirement. Because these sellers often decide before they list, finding them early gives you time to build trust and make a fair offer.

Ways to filter your Seattle list

  • Equity and age: Ownership length, property age, equity and likely repairs
  • Seller situation: Probate, absentee owner, divorce or pre-foreclosure
  • Your exit: Listing, flip, rental or wholesale
  • Follow-up: Scheduled touches so one missed call never ends a good lead

Neighborhood strategy

Central, north and south Seattle listing leads

Central ZIPs such as 98102, 98109 and 98122 have low owner-occupancy, down to 21% in Queen Anne / South Lake Union. As a result, absentee condo owners and small landlords hold much of the stock. Meanwhile, Madison Park and Montlake (98112) suit full-service listings, with 60% owner-occupancy and the highest values in our data.

North Seattle ZIPs like 98115, 98117 and 98199 have owner-occupancy of 60% or more, reaching 73% in Crown Hill / Loyal Heights. Here, probate and downsizing leads often become full listings rather than discount deals. Farther north, Lake City and Bitter Lake offer lower values and more room for value-add investors.

South and West Seattle ZIPs 98144, 98118 and 98116 range from 14% below to 4% above the city. Columbia City and Rainier Beach hold 50,500 residents and 68% single-unit homes, so investors have plenty of houses to target. Meanwhile, Alki and the Admiral District draw listing leads from long-time owners near the water.

How it works

How our Seattle real estate listing platform builds your lead list

'Any seller in Seattle' is too broad for a focused campaign. Instead, ask for inherited homes in 98115, absentee-owned condos in South Lake Union, or pre-foreclosures in Rainier Beach. Then set filters for home type, ownership length, equity and age.

  • ZIP codes
  • Property profile
  • Lead type

Rank leads so your team calls the best ones first. Also use honest messages, honor opt-outs and follow the rules for calls, texts, mail and email. In addition, our skip tracing service helps you reach the right owner.

Pull comps, estimate repairs and confirm title before a listing appointment or offer. Agents can then show owners a clear plan, while investors check ARV, holding time and exit.

  • Which ZIPs match my buyers or listing goals?
  • Which homes show equity, age or vacancy signals?
  • Which owners might prefer a private sale?
  • Which properties need comps before outreach?
  • Which neighborhoods need separate campaigns?
  • Which contacts must be removed or corrected first?

Better targeting makes respectful outreach easier. A Magnolia heir, a Capitol Hill condo landlord and a Rainier Beach owner behind on taxes will each see value differently.

FAQ

Seattle real estate listing platform FAQ

How is this different from Zillow or the MLS?

Zillow and the MLS show Seattle real estate listings that are already for sale. Our real estate listing platform in Seattle finds owners earlier, using probate, tax, divorce and pre-foreclosure records. That way, you can start a conversation before the home hits the market.

Do you cover King County and nearby cities?

Coverage extends beyond Seattle to Shoreline, Burien, Renton, Bellevue and Kirkland in King County. We also cover Everett, Lynnwood and Tacoma in nearby counties. Tell us which ZIP codes to add, and we will build them into your lists.

How do probate and foreclosure work in Washington?

Estates in Seattle usually go through King County Superior Court, which creates public records. Washington allows nonjudicial foreclosure under a deed of trust, and owner-occupants may request mediation. Because both processes take months, early outreach gives owners more options.

What should I know about older homes and townhouses in Seattle?

Many Seattle Craftsman and Tudor homes are decades old, so check foundations, sewer lines and old oil tanks first. Newer townhouses often share walls and HOA agreements. Review both early so you can talk with sellers honestly about value.
