Realtors Property Resource for off-market listing leads
ForeclosuresDaily.com has been a Realtors Property Resource for off-market seller data since 2004. We give agents detailed records on owners who may sell before their homes reach the retail market, so you can earn the listing while other agents are still waiting for the MLS.
Our leads come from careful research of public records and direct contacts, not recycled web forms. That is why the owners on our lists have a real reason to sell.

Off-market listing leads: the part of the market the MLS misses
The MLS is the retail market. Off-market leads are owners who have not listed yet, and they are a strong source of new listings.
Many lead sellers pass along questionable data in a crowded market. We find our leads through in-depth record searches and personal contacts, so you get detailed, up-to-date information on owners with a reason to sell.
The key is reaching the person who can actually sign the deed. In an estate, that may be an executor. In a divorce, it may be both spouses. Our records point you to the right decision-maker.
- Listed on the MLS
- Shown to every buyer and agent
- Price already set by another agent
- Not listed yet
- Found in court and county records
- You help set the strategy and price

Most metro areas hold billions of dollars of real estate in probate. That makes estate leads one of the best real estate leads for agents in any large market.
Marketing to off-market sellers: a 4- to 6-step mail plan
Foreclosures and probate estates each need their own campaign. Each lead source is tied to a different life event, so the message has to fit the situation. Being first at the door and staying consistent are what win listings. As the old sayings go, the early bird gets the worm and the squeaky wheel gets the grease.
We recommend a mail sequence of four to six pieces over six months, with a new piece every four to six weeks. Make your mail stand out so it gets opened.
Wait before you contact heirs. Many family members are still grieving, so a gentle letter later works better than an early knock. Other lead types, such as vacant homes, often call for door-knocking. What works best depends on local demographics and your own style.
Mail that gets opened
- Handwritten letters
- Colored envelopes and letters
- Envelopes in different sizes
- Distinctive markings and a short statement on the back of the envelope
- Postcards with a photo of the property, which are fast and very effective
Keep your real estate seller leads current
People move, and records fall behind. Government databases, court records and property appraisals all need regular updates. Handle returned mail promptly and update each record so your next piece reaches the owner.
Skip tracing fixes wrong addresses and phone numbers and adds information to each lead. If an owner has three addresses on file, mail all three. Always scrub phone numbers against do-not-call lists before you call.
Real estate referral leads through networking and a seasoned team
Networking is easy to overlook. Investors and other professionals attend real estate meetups and clubs to line up financing, contractors and agents for their projects. An agent who shows up regularly becomes the one they call when they need to sell. You can meet our staff and customers at a Real Estate Investors Association event near you.
Agents matter to buyers and sellers. In 2019, about 89% of buyers bought through an agent and about 89% of sellers used one, and close to 90% said they would use their agent again or recommend them. A well-organized process makes those transactions smoother and helps you close faster.
Our team has decades of experience in real estate and offers personal service to every customer. The goal is simple: help you find motivated sellers.
A nationwide real estate lead generation company since 2004
Many real estate lead generation companies resell the same online real estate leads to dozens of agents. We have done it differently for more than twenty years: we research owners in public records and deliver real estate sales leads tied to real life events. See the full list of our lead products.
Why agents stay with us: we measure our success by our customers' success, and real estate agent leads only count when they become listings.

Realtors Property Resource: 15 large markets we cover
We research seller records county by county across the US. Below are the 15 most populous counties in the country, with Census housing data and search demand for each.
Use the figures to compare markets. High-value, low-vacancy counties reward early contact with estates and divorces. Counties with many renters and out-of-state owners suit absentee-owner campaigns.
Los Angeles County, CA: listing lead snapshot
The most populous county in the country, covering the city of Los Angeles and 87 other cities.
Local search demand
Resale demand: Few people search by county name here, about 20 times a month; buyers search by city or neighborhood instead.
Agent note: The median home value is $834,200, but only 46% of homes are owner-occupied. That means a large pool of landlords, many of whom bought decades ago and hold major equity. Probate and absentee-owner leads can produce high-value listings in almost every part of the county.
San Diego County, CA: listing lead snapshot
San Diego and North County cities such as Oceanside, Escondido and Carlsbad.
Local search demand
Resale demand: About 730 county-level home searches a month rank it 4th of the 15 markets.
Agent note: The median value of $854,700 means each listing carries a large commission. Owners hold 55% of homes and vacancy is low at 6.3%. Inventory is tight, so reaching probate and divorce sellers before they list is a real advantage.
Orange County, CA: listing lead snapshot
Coastal and inland Southern California cities from Anaheim and Santa Ana to Irvine and Huntington Beach.
Local search demand
Resale demand: It leads the list with about 2,540 home searches a month, because people often search for the county by name.
Agent note: Orange County has the highest median value on this list at $962,600 and a median household income of $116,289. Vacancy is just 5.5%. With so little inventory, every off-market seller you reach is valuable, especially long-time owners and estates.
Riverside County, CA: listing lead snapshot
Inland Empire county that includes Riverside, Moreno Valley, Temecula and the Coachella Valley.
Local search demand
Resale demand: County-level searches are low at about 40 a month.
Agent note: Owners hold 69% of homes, the highest share here, and 75% are single-unit. Vacancy of 10.8% reflects desert second homes. The median value of $557,300 is lower than the coastal counties, so many sellers are trading down or moving out of state.
San Bernardino County, CA: listing lead snapshot
The largest county by area in the lower 48 states, from San Bernardino and Ontario to the high desert.
Local search demand
Resale demand: No measurable volume for the county-level phrases; buyers search by city.
Agent note: Owners hold 62% of homes and 75% are single-unit. The median value of $505,000 is well below coastal California. Vacancy of 9.3% includes desert and mountain homes, so vacant-property and absentee leads are worth checking.
Maricopa County, AZ: listing lead snapshot
Phoenix, Mesa, Scottsdale, Chandler, Glendale and the rest of the Valley of the Sun.
Local search demand
Resale demand: About 110 county-level searches a month rank it 9th; most buyers search by city.
Agent note: Owners hold 65% of homes and 70% are single-unit, so this is a market of houses. The median value is $452,800. Out-of-state owners and winter residents make absentee-owner leads especially useful here.
Clark County, NV: listing lead snapshot
Las Vegas, Henderson and North Las Vegas.
Local search demand
Resale demand: About 80 county-level searches a month, but about 2,900 seller searches for Las Vegas.
Agent note: Homes have a median value of $431,000, and 58% are owner-occupied. A 9.1% vacancy rate and many out-of-state owners make absentee leads valuable. Seller searches for Las Vegas are high, which suggests many owners are looking for a quick sale.
King County, WA: listing lead snapshot
Seattle, Bellevue, Kent, Renton and the rest of King County.
Local search demand
Resale demand: About 530 county-level searches a month rank it 5th.
Agent note: King County has the highest median income on this list at $124,746, and its median home value of $859,900 is among the highest. Owners hold 55% of homes and vacancy is 6.2%. Job relocations and divorce cases can produce high-value listings in a tight market.
Harris County, TX: listing lead snapshot
Houston and its suburbs, including Pasadena, Baytown and much of Katy and Cypress.
Local search demand
Resale demand: County searches are low at about 30 a month, but seller searches for Houston reach about 3,900 a month.
Agent note: Homes have a median value of $276,600, among the lowest of these 15 markets, and 60% are single-unit. Owners hold 55% of homes. Lower price points mean more transactions per year, so steady outreach to pre-foreclosure and inherited-home owners can fill a pipeline.
Dallas County, TX: listing lead snapshot
Dallas, Irving, Garland, Mesquite and nearby cities in North Texas.
Local search demand
Resale demand: About 230 county-level searches a month rank it 7th, and seller searches for Dallas run about 3,900 a month.
Agent note: The median value is $303,000 and 51% of homes are owner-occupied. Rentals make up a large share of the market, so absentee owners are a natural lead type. Lower prices and quick sales favor agents who follow up fast.
Tarrant County, TX: listing lead snapshot
Fort Worth, Arlington and the western half of the Dallas-Fort Worth metro.
Local search demand
Resale demand: About 260 county-level searches a month rank it 6th.
Agent note: Owners hold 59% of homes and 69% are single-unit. The median value of $323,900 keeps homes within reach for many buyers. Pre-foreclosure and inherited-home leads can turn into quick listings.
Cook County, IL: listing lead snapshot
Chicago and its inner suburbs, from Evanston to the south suburbs.
Local search demand
Resale demand: About 110 county-level home searches a month; most buyers search by Chicago neighborhood or suburb.
Agent note: With a median value of $324,500 and 58% owner-occupied homes, Cook County mixes city condos, two-flats and suburban single-family homes. A 7.7% vacancy rate leaves room for vacant-property leads. Pick your lead type by area: absentee owners in the city, probate in the bungalow belts and suburbs.
Miami-Dade County, FL: listing lead snapshot
Miami, Hialeah, Miami Beach and the rest of South Florida's largest county.
Local search demand
Resale demand: No measurable search volume for the county-level phrases; buyers search for Miami and specific cities.
Agent note: The vacancy rate of 10.9% is the highest on this list, partly from seasonal homes. Owners hold 52% of homes and 49% are single-unit, so condos are a big share of the market. Absentee condo owners and second-home sellers are a strong listing source.
Kings County (Brooklyn), NY: listing lead snapshot
Brooklyn, New York City's most populous borough.
Local search demand
Resale demand: About 1,480 home searches a month for Brooklyn rank it 2nd.
Agent note: Only 29% of homes are owner-occupied and 13% are single-unit, the lowest shares on this list. Brownstones, co-ops and small multi-family buildings dominate. With a $905,000 median value, small-building owners and estates are the listings to pursue.
Queens County, NY: listing lead snapshot
Queens, the large New York City borough between Brooklyn and Long Island.
Local search demand
Resale demand: About 960 home searches a month for Queens rank it 3rd.
Agent note: Owners hold 45% of homes and only 28% are single-unit, so two-family homes, co-ops and condos are common. The median value is $723,800. Many longtime owners are aging in place, which makes probate and inheritance leads worth tracking.
U.S. Census Bureau, American Community Survey 2020–2024 5-year estimates. Home values are medians for owner-occupied homes, not current list prices.
Average monthly U.S. Google searches as of October 2026. Home searches combine “homes for sale” and “houses for sale” with each county name (Brooklyn and Queens by borough name). Seller searches combine “sell my house fast” and “we buy houses” for the county's main city.

How we qualify motivated seller leads
- 1
Spot the life event
Probate filings, divorce cases, inheritance transfers and foreclosure notices show that a sale may be coming.
- 2
Find the decision-maker
We identify the owner or the person who can sign the deed, and update addresses that have changed.
- 3
Hand off a clean lead
You get a record ready for a careful first contact: a letter, a postcard or, where it fits, a knock on the door.
Before you make contact
- Confirm the owner or executor in public records
- Check the property's listing history
- Scrub phone numbers against do-not-call lists
- Wait a respectful time before contacting heirs
- Use the same fair housing compliant message for all sellers
- Plan four to six follow-ups over six months
Consistency matters more than any single letter. The agent who keeps showing up is the one sellers remember.
Questions about buying realtor leads
What agents ask before they order seller lists.
Get started →
Is the MLS a competitor to off-market leads?
No The MLS is the retail market where homes go once they are listed. Off-market leads help you meet owners before that point, so you are the agent who puts the home on the MLS.
Should I contact heirs right away?
No Usually not. Many heirs are grieving. A respectful letter after some time has passed tends to work better than an early call or visit.
Which lead types do you offer?
Our products include pre-probate leads, divorce leads and real estate inheritance transfers, along with absentee-owner and other off-market lead types.
Can I buy real estate leads online for my county?
Yes We research records county by county nationwide. Tell us your market and we will confirm what is available.
