What are probate leads?

Probate leads are an excellent marketing funnel for amateur and advanced real estate investors. Probate is the ultimate lead source for locating undervalued real estate listed outside the retail market for sale. Off-market real estate gives investors the opportunity for deals with profit margins.  Real estate wholesalers find motivated sellers looking to sell their properties undergoing probate-related distress. So, if you are an investor looking to earn alluring profits from possible probate deals, sign up and get started today.

Are you competing for real estate?

Off-market listings of homes may be for sale but are not on multiple listing services (MLS). Unfortunately, circumstances such as Probate motivate the seller to sell. There may be a financial dilemma or an owner looking to exit the property quickly.

Real estate at below-retail prices

A wholesale deal is a short-term real estate investment strategy investors use to realize relatively fast profits. Wholesale deals start with investors finding properties that can be purchased for less than their market value. Once a property has been identified, wholesalers may execute one of two wholesale strategies: pay cash, write a check with a quick deed transfer, or use the “contract assignment” strategy with a “double close.”

As its name suggests, the double close strategy will have the investor buy the home from the seller so that they may turn around and sell it for a profit to another investor in a short period. On the other hand, the assignment of contract strategy won’t require the investor to purchase the home. Instead of buying the property, wholesalers may sign a contract with the property’s current owner, which gives the investor the sole right to purchase the home. Otherwise known as a purchase and sale agreement, the contract may be sold to a subsequent end buyer for a small profit. That’s an important distinction to make, as the assignment of contract strategy will have wholesalers sell their rights to buy the home.

Probate real estate equity

Real estate buying and selling is the most significant transfer of wealth in the United States. Real estate investors buy at the lowest and sell at the highest. Start finding houses with equity and get wholesale real estate at the pricing before reaching the retail market. Get off-market real estate leads off the retail grid. Specifically, wholesale real estate is not retail. With this in mind, finding wholesale real estate with equity is the key to success. If you’re a hedge fund or a beginner in real estate, we’re here with the lists of motivated sellers off the grid.

Buy properties under market value?

When someone passes away, their estate goes through a legal process called probate. The estate executor is the person responsible for the authority of the court to sell the property. The executor ensures the property is sold at fair market value. However, in some cases, moving the real estate fast and settling for a lower offer is necessary.

This could be for several reasons, such as:

– The estate is facing financial difficulties and needs to sell the property quickly

-Finally, the odds of an executor being a real estate professional are remote, and disposing of the real estate is essential.

-Living and working in another state or country and having no plans to return

-Need money

-Unnecessary burden and having no interest in spending money on the maintenance.

-Selling for instant cash.

Probate real estate leads, in actuality, are inheritors of properties motivated to sell for various reasons. Probate leads consist of deceased homeowners who may have paid off their mortgage or had a low mortgage balance with a more significant percentage of equity.  A high percentage of probate leads consists of increased equity, leaving plenty of room to negotiate a fair price and giving you the potential for a significant profit margin.

Probate is motivated sellers

A "motivated seller" is a property owner willing to sell the home below market value. The term could also refer to someone who would considerably sell their property with terms that favor you. You'll find a seller that meets many of these criteria. Often, a motivated seller has a strict timeline that they are trying to meet. For instance, they aim to move the property quickly, partly because you may have access to it cheaply.

It often is when something seems too good to be true in life. However, certain real estate investments buck the trend and are the exception when capitalized effectively.

Marketing dollars

Probate real estate is competitive, with investors experiencing challenges finding quality off-market real estate leads. So, to find a potential probate lead list, consider looking for property listings on legitimate property-listing websites like ForeclosuresDaily.com.

       Marketing probate leads

Moreover, "The early bird gets the worm" and "The squeaky wheel gets the grease" are crucial to success. Finding the owner or person who can execute a deed is essential. For example, start with a unique 4-6 week mailing campaign. We recommend handwritten letters with colored envelopes and distinctive markings. Technology has arrived, and an effective way to communicate your intentions is postcards with pictures of the real estate imprinted. Postcards are fast and exceptionally effective.

Marketing must include working the returned mail and people changing addresses over time. Databases, including government databases, courthouses, and property appraisers, to name a few, need to be updated or corrected information. In addition, skip tracing is a tool to sort out address issues and phone numbers, broaden your search criteria, and give you more information. For example, if John Doe has three addresses, could you mail all three? We don't need to call heirs. First, a high percentage of family members are in the grieving process. Nothing beats knocking on doors. Employing all necessary means and taking a prisoner's approach makes it happen! What works for you depends on the demographics of your location and other factors, including personal preference.
