Off-Market Property Westchester County NY
Locating an off-market property Westchester County NY buyers can afford often means reaching the owner before a broker does. Foreclosures Daily researches those owners, from multifamily landlords in Yonkers and Mount Vernon to estates in Scarsdale and Yorktown Heights, and sends you their details while the home is still private.
Westchester has about one million residents and a median home value of $663,200. Only 62% of homes are owner-occupied and just half are single-family, so two-family houses, small apartment buildings, condos and co-ops make up a large share of the market. That variety creates many kinds of private deals.

Off-market sales in Westchester, defined
An off-market property is a home sold privately, without a listing on the Multiple Listing Service (MLS) or public real estate websites.
With no listing, you avoid bidding wars and have time to inspect the property and agree on terms that suit the seller. In a high-cost county, that can mean a real difference in price.
Typical Westchester sellers include an executor handling a Scarsdale estate, a Yonkers landlord ready to retire, or a New Rochelle owner who has moved away. Read about how off-market leads work.

Four Westchester markets, four strategies
Yonkers and Mount Vernon
Dense, mostly renter-occupied cities with the lowest prices in the county. Owner-occupancy is under 40% in three of the four ZIPs we track. Focus on landlords and estates with two- and three-family homes.
Sound Shore
New Rochelle, Mamaroneck and Port Chester mix condos, two-families and waterfront homes. Look for estates and owners who have moved away.
White Plains and Scarsdale
The county seat and its wealthy neighbors. Distress is rare, so estates and downsizing owners matter most.
River towns and the north
Tarrytown, Ossining, Peekskill and Yorktown Heights range from older village housing to large suburban lots. Peekskill offers the lowest prices in this group.

Estate sales through the Surrogate's Court
In New York, estates go through the Surrogate's Court. In Westchester, that court sits in White Plains. Once appointed, the executor can sell the home and usually aims for fair market value. If the estate needs money fast, a lower offer can be accepted.
Many long-time Westchester owners paid off their homes years ago, so estate properties often carry large equity. That gives executors room to accept a clean cash offer.
Why executors accept lower offers
- The estate owes debts or taxes and needs cash
- Heirs live in another state or country
- An heir needs money right away
- No one wants to pay high property taxes and upkeep on an empty house
- The family wants a quick, private cash sale
- Most heirs have little real estate experience
Motivated sellers and wholesale deals
A motivated seller will accept less than market value, or offer terms that favor the buyer, because they face a deadline. Wholesalers sign these homes under contract below retail and assign the contract to another investor.
A deal that sounds too good to be true usually is. Some private deals are true exceptions, but only when they are well researched. We do that research so you can focus on making offers. See our products for every lead type.
