What makes a home off-market?

An off-market property is a home that can be bought without being listed on the MLS. Generally, the owner is under pressure to sell because of a missed mortgage payment, a death in the family, a divorce, unpaid property taxes, or repairs they cannot afford.

Cross-referenced records

Across the U.S., the median listing price sits near $420,000, so shaving a few points off the price often decides whether a flip earns money.

Those points tend to come from owners who skip public advertising and keep the home off the Multiple Listing Service (MLS). Fewer competing buyers lets you negotiate wholesale terms rather than bid against retail purchasers.

Realtor.com counts about 1,161,615 homes for sale nationwide, and each one spends an average of 61 days on the market. The states in this guide have large, active housing markets, with Texas, Florida, and California at the top.

Look up owners

Step-by-step

Finding homes before they reach the MLS

Public foreclosure sites only catch a property after the lender files or the auction is scheduled. Off-market buyers look further back in the process:

  1. Pick your states Choose a few states where you know home values and can call on cash buyers.
  2. Choose lead types Decide which motives you want to work, whether that is pre-foreclosure, probate, divorce, unpaid taxes, or code violations, because each record type reaches a different kind of seller.
  3. Use fresh data Work from ForeclosuresDaily leads updated every day, so your letter reaches the owner before the rest of the investor mail.
  4. Target your marketing Spend your budget on owners with a documented motive, so every postcard, call, and text has a reason behind it.
  5. Run the numbers Figure the after-repair value (ARV) from recent sales near the property and hold your offer to the 70% Rule.
  6. Make a fair offer Present a cash price for the home as it stands, close on the seller's timeline, and then decide between an assignment and a rehab.

Applying ARV and the 70% Rule to U.S. flips

Investors who flip or wholesale anywhere in the U.S. build their highest offer from the after-repair value (ARV).

By the 70% Rule, you pay no more than 70% of ARV minus repairs. The remaining spread absorbs holding and closing costs and leaves flip profit, or it turns into your fee when you assign a wholesale contract.

Verified off-market leads

The state examples below plug the median listing price in as the ARV, as the U.S. median does above, and allow 8% for repairs.

Why off-market deals work

FAQ

Off-market home questions

Foreclosure leads

How do I find homes for sale that are not listed on the MLS?

Focus on owners who have a reason to sell before they ever call an agent, such as probate estates, pre-foreclosures, divorcing couples, tax-delinquent owners, and absentee owners. ForeclosuresDaily.com collects these records daily, so you can reach each owner first with a respectful letter or call.
Updated data before your competition

Do off-market homes sell for less?

Often, yes, because an off-market seller who needs a quick, certain sale will usually accept less than a retail buyer would pay on the MLS, and there is no bidding war.
Cross-referenced records

Which states in this guide are cheapest to buy in?

Realtor.com's October 2026 figures show Ohio at $289,000, Michigan at $300,000, and Pennsylvania at $315,000, the lowest median listing prices among the states in this guide. All three sit well under the national median of $419,250.
Verified off-market leads

Which state in this guide sells homes fastest?

Ohio has the shortest average time on market in this guide at 43 days, compared with 61 days nationally. In fast markets, investors who reach owners before a listing goes live get the first conversation, which is often the one that leads to a contract.
Targeted real estate lead generation

What separates a profitable wholesale deal from a weak one?

Profitable wholesale deals start with an owner who has equity and a real deadline. Run the 70% Rule against recent local sales, and confirm cash buyers are lined up before you sign any contract you intend to assign.
